Fee Estimator and NEC4 Builder
Two tools that work together. The Fee Estimator turns a construction value into an indicative professional fee. The NEC4 Builder takes that figure and assembles the Scope, insurance position and payment schedule for an appointment.
How to use these
- Start with the Fee Estimator. Enter a construction value with the slider, or switch to Floor area × building type if the value is not known yet. Set the complexity — Higher for first-of-a-kind, nuclear or marine work.
- Read the discipline breakdown. The total is the full multidisciplinary fee; the lines beneath show what each discipline carries. Take the figure for the service actually being offered — usually the structural line, or the total for a full appointment.
- Switch to Side by side using the buttons below, so both tools are on screen at once.
- Carry the fee across. Type it into the NEC4 Builder's Total fee field. The stage schedule recalculates into the 20 / 30 / 30 / 20 split.
- Build the appointment. Choose the Main Option, the BIM tier, the calculation packages, the PI level and the liability cap. The builder checks the cap against the cover as you go and warns if the cap would leave an uninsured gap.
- Copy or print. Copy summary puts the whole appointment on the clipboard as plain text for an email or a proposal. Print saves it as a PDF.
Both tools are aids, not instruments. The Fee Estimator produces an
indicative figure, not a quotation. The NEC4 Builder produces a drafting summary, not a
contract — no appointment exists, and no liability is accepted, until a contract drafted
by a construction-law solicitor on genuine NEC4 forms has been signed, with the
liability and insurance provisions approved by the PI insurer. All PI levels are subject
to underwriters' approval.
